Can you buy a home before selling yours?

There are three separate gates: qualifying for the next loan, finding cash for the purchase, and paying for two homes if the first hasn't sold. A promising value for your current home does not automatically solve any of them.

A request starts a property review, not a guaranteed buyer offer. No obligation to sell.

A home in a North Carolina neighborhood

In brief ↘

You may be able to buy before you sell if a lender approves the financing, you have a workable source for down payment and closing costs, and you can carry both homes until your current one closes. If any one of those fails, selling first or making a contingent offer may be safer.

The cash gate starts with your current home.

An estimated range helps you and your lender test the sequence. It is not usable equity until a sale closes.

Which problem are you trying to solve?

Approval: A lender evaluates income, existing debt, the current mortgage, and the proposed new loan. Even with substantial equity, carrying both loans may change what you qualify for. Cash: Equity in your current home is not the same as available down-payment funds; accessing it may require a sale, borrowing, or other resources. Timing: Your purchase might close before the sale does. You need a plan for both payments, insurance, taxes, utilities, and upkeep during that overlap.

Ask your lender to run scenarios using your actual obligations, not an online estimate alone. Loan programs and underwriting decisions vary.

Four ways to sequence the move

Compare the paths
SequenceWhy consider itMain tradeoff
Sell first, then buyKnow the proceeds and remove the old mortgage before buying. You may need temporary housing or a carefully negotiated closing schedule.
Offer contingent on your saleAvoid committing to two mortgages if the contract allows it.The seller of the next home may prefer an offer without that condition.
Buy while keeping both homesMove once and market the old home after you leave.Requires lender approval, available cash, and capacity for an unpredictable overlap.
Borrow against existing equityA bridge loan or home-equity line may create purchase liquidity.Additional interest, fees, qualification, and repayment risk; the home may secure the debt.

No route eliminates risk. If the next home is unusually important, knowing the limit of what you can carry before you bid protects your negotiating position. If a sale must fund the purchase, get the sequence in writing with your lender, agent, and closing professionals.

What should happen before either closing?

Build a two-closing timeline

  1. 01Before shopping: lender models the new loan with and without the current mortgage and confirms the required cash at closing.
  2. 02Before offering: identify any home-sale or financing contingency, proof-of-funds requirement, and deposit at risk.
  3. 03Before listing or accepting an offer: choose a target date for your current home's sale and ask what proceeds are actually needed to close the purchase.
  4. 04Between closings: budget the overlap, repairs, moving, insurance, taxes, utilities, and a delay buffer; confirm whether proceeds must arrive before the purchase closes.
  5. 05If the sale slips: know who to call, whether the purchase date can move, and what your contract permits before waiving any protections.

How much does carrying two homes really cost?

Fill in monthly costs for the existing home (mortgage, tax, insurance, HOA, utilities, maintenance) and the next one (new payment and the same categories). Multiply the combined monthly amount by the number of months you could realistically overlap. Add one-time borrowing costs, moving costs, and any planned repairs separately. Do not treat expected sale proceeds as spendable until the transaction funds.

Write down your stress-test

  1. 01Current home's full monthly cost: ______. New home's full monthly cost: ______.
  2. 02Combined monthly cost × a plausible overlap of ____ months = ______.
  3. 03Cash needed at purchase closing: ______; cash you can access without selling: ______; gap: ______.
  4. 04If the first sale is delayed or the buyer asks for a credit, how long can you comfortably carry both? ______.

Borrowing against a home can put it at risk if you cannot repay. Read the costs, variable-rate terms, repayment schedule, and security interest before committing; the Consumer Financial Protection Bureau's HELOC materials explain how home-equity lines work. A lender should confirm which options you qualify for.

Questions to ask before making the next offer

Ask the lender: Can I qualify while carrying my present mortgage? What cash must be verified, when? If I pay off the old loan after buying, can the new payment be recast, and at what cost? Ask your agent: How would a sale contingency affect this offer? What are the deposit and inspection deadlines? What is the least disruptive way to coordinate the two closings?

An OfferLnz estimated range can help you evaluate one possible selling path, but it is not an approved loan, a signed buyer contract, or usable equity. If selling first creates the cleanest financial position, that may be the right path even when buying first sounds more convenient.

Put the decision to work

If a real buyer offer would help you compare paths, start with your property details. You can still decide to list, wait, or do nothing.

When you want a real number

A useful comparison starts with your property.

Share your property details to begin a review. An estimated range is orientation, not an offer; real buyer interest and your next step depend on the property and what you choose to do.

No obligation to sell. Your account is created at the end.
