Agent guide
Walk into every appointment with the full picture.
You run the numbers. Your seller sees every way to sell, side by side, with real costs on each. They choose. We don't buy homes, so we have no path to push.
You lead the conversation
Your name, your read on the market, your client.
Nothing goes out without you
Buyers see a home only after you request offers.
The cost of waiting, shown
Holding costs on every path, so no option hides one.
How a deal works, in four steps
What you do, and what you'll see on screen.
- 1
Run the numbers privately
Enter the address, pick a condition band for each room, and answer the property questions. "Unknown" is a fine answer. Nobody sees this but you.
- 2
Show your seller every path
Your presentation puts listing, fix-and-list and cash side by side, with holding costs on every one. You add your own market read. The seller decides.
- 3
Get authority, then request offers
Once you have a written agreement or the seller's direct OK, record their name exactly as on the deed and click Request offers. Only matching buyers see it.
- 4
Review, walk through, close
Review preliminary offers with your seller. If they accept one in principle, request the walkthrough and be there. Final terms go on your state forms; an attorney closes.
What to say to your seller
Use it as-is or make it yours.
Hi [Seller], I put your options on one page: list as-is, fix up then list, or take an offer from buyers already looking for a home like yours. For each one you'll see what you'd likely walk away with, how long it takes, and what it costs to hold the house in the meantime. There's no right answer and nothing is binding. Can I walk you through it this week?
Before you click Request offers
Tap each one. Thirty seconds that protects you and your seller.
When your seller hesitates
Pick what you just heard. Here's a straight answer that keeps you in the lead.
You can say
You might, and listing is on the page. I want you to see it next to the other paths, with what each one costs to hold, so you're choosing with the full picture.
Notable financing
Seller needs prep but can't fund it?
Notable finances eligible prep and selling costs, repaid at closing. Send your seller straight to apply.
SmartSale
Seller wants buyers to compete on a set timeline?
SmartSale runs offer-based sales and as-is auctions. Send your seller straight to start.
Seller leave-behind
Every way to sell, on one page
All three paths side by side with holding costs. Your name, license and contact on top.
Ready for you
What we ask of you
- Reply to buyer questions and offers within one business day.
- Share the material issues you know about: roof, systems, foundation, occupancy, liens.
- Be at the walkthrough, or send a licensed teammate.
- Present every path fairly. The seller picks.
What the buyer does on their side
- They only see your deal if it clears every rule in their buy box.
- They send a preliminary price and timeline, or pass with a reason you can see.
- After an in-principle yes, they confirm a walkthrough time and their entity details.
- They expect what you entered to match what they find.
